Appliance repair for landlords and property managers

We repair appliances in rental houses, duplexes and apartments across Charlotte and North Carolina towns within about 65 miles. Send us the property, the unit and what is wrong, and tell us who to contact for access.

Who this is for

This page is for anyone who looks after appliances in homes other people live in. That includes owners of a single rental house, owners of duplexes and small apartment buildings, property managers with a list of addresses, and HOA and apartment communities with appliances in their units or shared spaces.

If you are a tenant, check your lease first. In many rentals the owner is responsible for appliance repairs and may want to send the request.

What we repair

The same eight appliances we repair in any home. Each page explains the common problems and what we check.

How to send a request

Call us, or use the form on this page. Either way, these details make the visit go smoothly:

  • The property ZIP code. So we know it is in our area. We get the street address when we call.
  • The unit. Building and unit number for apartments and duplexes.
  • The appliance. And the brand and model number if you have them, from the label inside the door or on the back.
  • What is wrong. The tenant's own words are fine: "fridge not cold", "washer won't drain", an error code.
  • Who to contact for access. The tenant, an on-site manager or another contact, with a phone number.
  • Who approves the repair. If that is not you, tell us who it is and how to reach them.

How a visit works

  1. We contact the person you name for access and set a time with them.

  2. We test the appliance and find the part that failed.

  3. We tell you, or the person you name, what failed, in plain words.

  4. We quote the repair.

  5. Nothing gets fixed until you say yes.

Common appliance problems in rentals

These are the likely causes, not a diagnosis. We confirm the cause with tests before we replace any part.

Dryer vents packed with lint

Lint builds up in the vent run, not only the lint screen. The dryer gets slow, runs hot and can blow its thermal fuse. Failure to clean lint is the leading cause of home dryer fires, so when a tenant says the dryer takes two cycles, the vent is the first thing to check.

Refrigerators that stop cooling

Dusty condenser coils, a failed fan or a defrost problem can leave the fresh-food side warm while the freezer still works. Food above 40°F for more than 2 hours is not safe, so a warm refrigerator is worth acting on the same day.

Dishwasher leaks

Worn door gaskets, a loose drain or water supply connection, a cracked pump seal, or regular dish soap used in place of dishwasher detergent can all put water on the floor. Under-sink leaks can soak a cabinet base for weeks before anyone sees them.

Range burners that will not heat or light

On electric coil ranges, burnt terminals and loose receptacles are common. On gas ranges, a weak igniter or food spilled into the burner can keep a burner from lighting. If anyone smells gas, they should leave and call the gas company or 911 from outside first.

Over-the-range microwaves

Door switches, the high-voltage parts that make the heat, and the vent fan are the usual failures. Microwaves hold dangerous voltage even when unplugged, so tenants should not open the case. These units are mounted above the range, so the space around them matters for the repair.

Questions from landlords and property managers

Can my tenant be the contact for the visit?

Yes. Put the tenant’s name and phone number in the access contact field. We call that person to set the time. Tell us who approves the repair as well.

Who approves the repair?

You do, or the person you name. We test the appliance, tell you what failed, and quote the repair. Nothing gets repaired until you say yes.

Can you look at appliances in more than one unit?

Send a request for each unit with its own details, or call us and we will work that out on the phone.

How do billing and payment work for property managers?

Call us and we will work that out on the phone.

What if nobody can be at the property?

Tell us who can let us in. If no one can be there, call us and we will work that out on the phone.

Send a request for a rental

Call us, or fill in the form. We will call the person you name to set a time.
